WHY IS A SPECIFICATION SHEET IMPORTANT?A specification sheet is very important because it takes any of the guess work out of your appliance and/or materials allowances. When your builders provide you with a quote we want them to include everything you want in your renovation or new home. We don’t want them to guess what materials you would use and we don’t want them to include unrealistically low material allowances. We want to ensure there are no surprises or unlikely expectations about your building project. With a detailed specification sheet that Hamlet Homes Consulting will assist you with, your builder’s quote will include everything you want in your project so that there is no opportunity to offer a low bid based on small material allowances. We shop with you to complete your specification sheet to ensure that the estimates you receive are realistic, long before the project starts. If your builder hasn’t asked about your specifications before completing a quote, this should be considered a red flag.
